A Home for the Holidays...

As the months pass by and the holiday season gets closer, those who are trying to buy a home may love to have one for the holidays. One where they may want to decorate or celebrate their accomplishment of purchasing a new home by entertaining for the holidays. And since we can't wrap a house up and put it under the tree (unless it is home decor), we can certainly put a tree in the house and garnish it with your favorite ribbon. Our family was lucky enough to close on our house in July so being home for the holidays was a wonderful feeling that we will never forget.
Having a home for the holidays can still happen, depending on your timeline and your ability to find a home with the low inventory that we are seeing and have been seeing for the last year. Are you purchasing with a mortgage? In New York state it is safe to say that closing a mortgage can take 60-75 days from start to finish with all of the pieces that are included as well as the third parties including attorneys, surveyors, title companies, etc. If you are purchasing with cash, that timeline will be significantly reduced to 30-45 days with the same variables in the third parties. Your first step is to get pre-approved by the end of September if you aren't already. Most PALs are good for 60-90 days so if it has been some time, check your expiration date and get it updated BEFORE it expires as the process is quicker. Next we will want to decide on properties to see and get them scheduled as soon as possible so that if there is one that you want, that we move quickly. This will include staying on top of all the items your lender requires if you are borrowing money for the purchase and turning them in in a timely manner (I help you with this step as well).
